Commercial Property Solicitor, Ian Bowker of Andrews Law Solicitors in Bridgnorth has recently completed a deal on behalf of a charity client and secured a long telecommunications lease and much-needed rental income.

The agreement which is part of the collaborative Cornerstone Project between Vodafone and O2, presented the charity with an ideal opportunity to capture a comparatively high rent.

Having previously worked in this specialist area on behalf of household name operator clients; Ian who brought together a team of telecoms’ specialists to work with the charity, commented:

“The deal which comprised the negotiation of terms and two separate painstaking planning applications means a new, long term and hopefully mutually profitable relationship has been created.

The landlord is delighted as it will make a positive imprint on the balance sheet and go some way towards safeguarding the existence of the charity for a number of years. The tenant is equally pleased and has secured a cell-site in a difficult location for planning purposes.

By restructuring this deal with the assistance of a specialist team of surveyors, we have managed to achieve a far more profitable outcome for the client.”

David Heath of Towler Shaw Roberts Surveyors (TSR) in Telford who was also appointed on behalf of the landlord, commented:

“The deal is considered something of a timely windfall by the charity that might ordinarily be offered terms which were far less favourable. Utilising comparables from sites in and around the area, we have successfully achieved an enhanced rent.

At TSR we know that any landowner having a mast or other telecommunications equipment on their property should periodically review existing agreements to ensure that they are achieving the maximum return.”
