Work has started on a major expansion at Hortonwood that will enable a growing business to bring its operations together on one site, remain in Telford and plan confidently for the future.

Telford & Wrekin Council supports business expansion at Hortonwood

Telford & Wrekin Council’s Estates & Investment Team has worked closely with its tenant Melitta UK Ltd to deliver a 50,000 sq ft extension at its existing warehouse facility, including new office accommodation.

The development will allow the business to consolidate operations currently split across two sites into a single, more efficient base. This will support the company’s long‑term presence in the Borough, create space to support future growth, whilst providing the Council with an enhanced income from its existing asset that forms part of its wider property investment portfolio.

The scheme has been funded through Telford & Wrekin Council’s Growth Fund and designed by the Council’s property development, design and project management consultancy Team (BIT). Construction is being delivered by Morris Property, with completion expected by December 2026.

Alongside the new warehouse and offices, the project includes improvements to the wider site to ensure it works smoothly with the company’s existing operations. These upgrades will help future‑proof the facility and ensure it remains fit for purpose as the business continues to develop.

Councillor Ollie Vickers, Telford & Wrekin Council’s Cabinet Member for Economy and Transport said: “Supporting established businesses to stay and invest in Telford is a key priority for the Council. This project shows how we work alongside companies to help them consolidate their operations locally and commit to the Borough for the long term.

“By enabling this expansion at Hortonwood, we are strengthening one of our key employment areas and reinforcing Telford’s reputation as a place where businesses are supported to succeed, whilst generating additional income that can go towards providing front line services.”

Mark Bennett, Contracts Manager at Morris Property, said: “We’re pleased to be working with Telford & Wrekin Council on another project and to continue our construction activity within Hortonwood. The extension for Melitta marks the latest in a series of developments we have delivered in the area, and we’re pleased to support the ongoing growth of businesses in the Borough of Telford and Wrekin.”

Adrian Brown, Managing Director at Melitta UK Ltd said “We are delighted to be working with both Telford and Wrekin Council and Morris Property to being this project to fruition. The extension to our current facilities will improve efficiency, reduce our carbon footprint and give us some much needed additional capacity to support our growth plans for the next decade”The Hortonwood expansion forms part of Telford & Wrekin Council’s wider programme of investment to support business retention, safeguard employment sites and encourage long‑term confidence in the Borough.
