Mechanical, electrical and plumbing services specialist Penguin MEP has signed a 10-year lease on The Depot as its new premises in Frankwell, Shrewsbury.

New occupier secured for The Depot in Frankwell

Founded in 2016, Penguin MEP is relocating from Hartley Business Centre to secure larger and more flexible accommodation to support the company’s continued growth. The move sees the business take occupation of The Depot, a characterful and versatile commercial building located just off Frankwell and within easy walking distance of Shrewsbury town centre.

Owned and managed by Morris Property, the Depot offers 4,140 ft2 of office and storage accommodation, benefitting from a light and airy upper floor that has undergone recent refurbishment, including upgraded glazing to maximise natural light. The lower floor provides workshop and storage space, complemented by a secure enclosed rear yard, offering valuable operational flexibility.

Penguin MEP plans to deliver a modern office fit‑out to the upper floor, with the lower storage areas supporting day‑to‑day operations. A number of future sustainability initiatives are also planned, including the installation of EV chargers and solar panels.

Carlie Birch, Director at Penguin MEP, said:

“The move to The Depot represents an important step in Penguin’s growth. We were immediately drawn to the building’s character, flexibility and proximity to Shrewsbury town centre. Having an established relationship with Morris Property also gave us confidence that The Depot would provide a strong, long‑term base to support our team and future plans.”

Neil Anderson, Head of Estates at Morris Property, commented:

“This letting demonstrates continued demand for flexible, well‑located commercial space in Shrewsbury, particularly from growing local occupiers. The Depot offers a unique combination of character, space and accessibility, and we are pleased to welcome Penguin and support their next phase of growth.”

The letting was supported by Andrew Birtwistle, Director and Head of Commercial Agency at Cooper Green Pooks, who said:

“The Depot is a unique commercial offering within the Shrewsbury market, combining character with flexible workspace and strong fundamentals in terms of location. We were pleased to support this transaction and to work alongside Morris Property in securing a suitable long‑term solution for the occupier."
