A new 70-bed care home is to be built on the site of the Untold Living Sundew Court retirement village in Newport.

New 70-bed care home set to be built in Newport

The care home, developed by Zephyr X, will be operated by EQ Care, Zephyr X’s care home group. They will work in partnership with the retirement village to create a later living community, offering continued and specialist care to residents as their needs change, all in one place.

Sundew Court will offer independent and supported living, with residents able to pay for care and support in the increments they need. The new care home will offer specialist dementia care and greater support for residents who require it as their needs evolve.

Together, Sundew Court and the new care home offer residents independent living, supported living, nursing care and specialist dementia care together within one community. Crucially, this allows couples to continue living within the same community even if their needs diverge, preserving relationships, dignity and everyday connection in a way traditional care models rarely can. This range of later living options is not currently available at any one location anywhere between Birmingham and Manchester.

The construction of the new care home alongside Sundew Court will bring wider benefits to Newport, creating 110 new jobs and bringing over £45m in new investment.

Construction on the new care home got underway this week and is expected to open in June 2027. Sundew Court is planned to open in September 2026 and local people can find out more about living at Sundew Court at the Sundew Court Information Centre which is located in the Mere Park Garden Centre car park.

Scott Orr, CEO of Untold Living said: “This marks an important milestone for Sundew Court and for later-life provision in the region. By working alongside EQ Care, we can offer something genuinely different, a full continuation of care within one community. It allows people to move into later life with confidence, knowing they won’t need to leave familiar surroundings if their care needs change. For families, it removes the fear of difficult future moves and offers reassurance that whatever lies ahead, support, continuity and community are already in place.

“Sundew Court has been designed around the belief that later life should feel like a new beginning. We look forward to offering our residents the opportunity to live independently while embracing new possibilities and connections. The addition of a high-quality care home immediately next door enhances Sundew Court’s aims, to make our residents lives easier and and more enjoyable, while providing reassurance and continuity of care as their needs evolve.”

Adam Faulkner, Founder of Zephyr X: “We are delighted to be working with Untold Living to deliver a high-quality dementia and nursing care home as part of a wider care community. This is exactly the kind of integrated approach needed to meet growing local demand, reduce pressure on NHS services and deliver long-term benefits for Newport and Shropshire.”
