Outline plans submitted for new neighbourhood south of Shrewsbury

Following consultation with the local community in late 2025, family-owned housebuilder, Bloor Homes, has submitted an outline planning application for a landscape-led new neighbourhood of homes south of Shrewsbury.

The plans submitted to Shropshire Council propose up to 210 homes and extensive new public open spaces at Pulley Lane. 20% of the homes at the proposed development would be provided as affordable housing, including shared ownership homes that would appeal to first time buyers.

As part of the landscape-led approach being taken by Bloor Homes, around half of the overall site area would be provided as attractively landscaped new public open space. The open space proposals include Rea Brook Greenway – a new outdoor recreation and biodiversity resource that has the potential to act as an extension of the existing Rea Brook Valley Nature Reserve which lies to the northeast of the site.

Play areas, a community orchard and a network of new public walking and cycling routes would also be provided. These will provide connections to existing active travel infrastructure in the wider area. Existing public rights of way in the vicinity of the site will also be retained and enhanced, including a walking route along the south bank of Rea Brook.

With a focus on sustainability, the proposed new neighbourhood would be gas-free, with all homes equipped with air source heat pumps, solar panels, uprated insulation and EV charging as standard.

Max Whitehead, Planning Director at Bloor Homes Midlands, said “We are very grateful to everyone who took part in our pre-application consultation on plans for a high-quality development at Pulley Lane. We were also very pleased to have an opportunity to present the proposals to Bayston Hill Parish Council as part of our consultation programme.

"All the feedback comments we received were considered as we finalised our outline plans. We recognise that drainage is an important consideration for those living in the vicinity of Rea Brook, and our proposals will include a drainage strategy for the site that will ensure surface water is appropriately managed.

"We are particularly pleased to be able to propose extensive high-quality landscaped open spaces for the whole community to enjoy, and we look forward to continued engagement as the planning process moves forward.”

Bloor Homes have updated their consultation website with information about the proposals at bloorhomespulleylane.com. The planning application can also be viewed on Shropshire Council’s planning portal under reference 25/04875/OUT.
